As outlined in the Blue Ridge Subdivision Covenants, Conditions, and Restrictions (Blue Ridge CCRs), HOA annual dues are to be paid at the beginning of each year.  These CCR's are attached to every deed in the subdivision.  In order to properly maintain the subdivision, it is important that dues be received in a timely manner.  Late fee penalties of up to 18% can be applied to payments more than 30 days past due, and if necessary, the HOA can apply a lien against the property.  

The only deviance from the original CCR's involves the amount of annual dues.  Towards the end of 2015, the HOA ran short on funds and was unable to pay the Alabama Power bill.  At that time, the members met and decided to increase the annual HOA dues from $125/yr to $250/yr., as is allowed in the Blue Ridge Subdivision CCR's.  This provided enough income to pay the Alabama Power bill, and also allowed extra funds to be set aside for the maintenance, upkeep, and improvement of the entrance to the subdivision.  As of March 1, 2018, dues have only been used to pay the Alabama Power bill for the street lights within our subdivision.  Any other maintenance and upkeep of the entrance and road frontage of unsold lots, has been carried out by a handful of property owners at their own expense.


However, now that the subdivision has more residents, the HOA is going to make some improvements to how it is managed, and to the property.  In March of 2018, in an effort to improve communication and transparency within the subdivision, the HOA is setting up this website.  Some of the many features included will enable the storing of documents, exchange information, share a calendar of events, pay our dues online, and be a portal of information for those interested in the subdivision.

Also starting in the spring of 2018, the HOA will be contracting out the maintenance and upkeep of the entrance.  It has needed professional maintenance for some time now, and this year it's going to get some attention.  This is a truly beautiful subdivision, and it deserves a beautiful entrance.

These are currently the only planned expenses, but other things may be added as we meet and work together to improve our neighborhood.
